Hot Water Has Gone Cold
Q.I'm not able to get any hot water. What is the problem with my electric hot water system?
Ans.If your have an elecric hot water tank, the reason could possibly be a melted thermostat, a blown element/burnt wiring or a blown fuse.
Q.I'm not able to get any hot water. What is the problem with my gas hot water system?
Ans.If you have a gas tank the cause could be a faulty “Thermocouple”, malfunctioning Unitrol valve, a blocked jet or burner. It may also have simply been blown out by the wind. If your gas system does go out it’s a good idea to attempt to re-light it by reading the instructions on the inside lid.
Hot Water Runs Out Quickly
Q.Why does my hot water tank run out of hot water too quickly?
Ans.With electric heaters, the problem could be a faulty thermostat. If it’s a twin element heater, your tank's bottom element could be blown and only the top portion of your tank is being heated.
With gas heaters , the thermostat or Unitrol valve may be faulty.
For both electric and gas heaters, a faulty Safety Valve could be releasing too much water causing you to run short.
Hot Water Tank Is Leaking
Q. Why is my hot water tank is leaking from the bottom?
Ans.If your electric hot water tank is from the bottom, the leak could be from the element gasket or the element may have a hole in it.
If your electric tank is leaking from the top the Anode nut may have rusted away. If the anode nut is not faulty, the tank could have rusted through the cylinder wall.
For gas hot water systems, leaking water from anywhere inside the tank usually means the tank has rusted through the cylinder walls.
Safety Valve. (or Temperature Pressure Relief Valve)
Q. Why is my tank's safety valve releasing water?
Ans.In Gas and Electric hot water tanks the safety valve can release up to 8 litres,(A laundry bucketful) a day and still be considered operating normally.The valve needs to be activated every 6 mths (Link to video), and should be replaced at intervals not exceeding 5 years.
Sacrificial Anode, ( Your tank's rust protection device)
Q.Why is it important to have my tanks Anode checked?
Ans.Your tank's “Sacrificial Anode” corrodes the inside of your tank's cylinder walls.( Link to Anode video) It lasts for about as long as your tank's warranty, which is about 5 years. After the Anode has been eaten away completely your tank is no longer protected and can rust through and leak in as little as 1 year.
High Power Bills
Q.Why is my electricity or gas bill unusually high?
Ans.If you’ve noticed unusually high power bills it can always be traced back to an overflowing Safety Valve(Link to Safety Valve video) or an unseen hot pipe leak. As your tanks loses water it has to continually recover and reheat that water. This dramatically increases your power bills.
